What to include in an Airbnb welcome book (the 9 sections)

An Airbnb welcome book should include nine sections: a warm welcome, Wi-Fi and essentials, a house manual, house rules, a local guide, check-in and check-out steps, emergency info, and your contact details. Together they answer the questions guests ask most — so the stay feels effortless and your inbox stays quiet.

Most hosts start with a loose Google Doc and bolt things on over time. It works — until a guest can't find the Wi-Fi, messages you mid-dinner, and the whole "effortless stay" illusion cracks. A welcome book fixes that by giving every answer a home, in an order guests can skim.

The 9 sections every welcome book needs

1. A warm welcome

Two or three sentences in your voice. Name the place, say you're glad they're here, and tell them where to find the essentials. Tone sets the whole stay.

2. Wi-Fi & the essentials

Put this near the front — it's the most-searched page in any welcome book. Network name, password, and a QR code that connects in one tap.

3. House manual

Appliances, heating and AC, parking, bins and recycling days. Write it once, in plain language, with a photo where it helps.

4. House rules

Keep it short and friendly. Quiet hours, no parties, pets, smoking — framed as "how we keep this place lovely," not a list of don'ts.

  1. Lead with the why, not the threat.
  2. Group rules by theme so they're skimmable.
  3. Match the wording to your listing and rental agreement.

5–9. Local guide, check-in, check-out, emergencies & contact

Round it out with your favourite cafés and walks, clear check-in/out steps, emergency info, and the best way to reach you. That's the full arc of a stay, covered.

What to leave out

Skip anything that dates fast or duplicates the listing. No price lists, no long backstory, no walls of text. A welcome book earns its keep by being short, current and easy to scan.
