House manual is not house rules

This is the mix-up that makes guests ignore both documents. Rules are a short list of boundaries: quiet hours, guest numbers, smoking, pets. A manual is a long list of instructions: how the thermostat works, which bin goes out on which day, the trick with the shower.

Most hosts write the rules, skip the manual, and then answer the same six questions by message every single stay. Page 2 of this pack sorts the two out, and gives you those six questions to fill in first.

The pages that stop the messages

Wifi and essentials, printed big enough to read from across the room. Arriving, doors and parking, including where guests must not park, because a ticket or a tow is the fastest way to a bad review. Kitchen, heating and hot water, which between them cause almost every mid-stay message. TV, laundry and bins.

The page hosts forget

If something goes wrong. Half of these a guest can fix in thirty seconds if you tell them how: the tripped fuse, the boiler reset, the router unplugged for thirty seconds. The other half you want to hear about immediately, and this page says so plainly. A guest who says nothing for three days and writes it in the review is worse than one who calls you at 9pm.
